Commercial Loan Lending Criteria

Consolidated Mortgage's principals are highly qualified professionals in real estate financing and Trust Deed investments. Their attention to detail and unwavering commitment to customer service have resulted in nearly 30 years of valuable client relationships. Consolidated Mortgage's investment philosophy is to provide the highest possible return to our Investors, while protecting the investment itself. At Consolidated Mortgage, loan requests are subject to thorough examination and analysis before Trust Deeds are offered to Investors. Consolidated Mortgage assesses the following viability of a Trust Deed investment:

  • Project Overview - An analysis of the location, marketability and demographics is used to gauge the project's overall viability.
  • Borrower's Equity/Collateral - Loans are secured by a Deed of Trust on the property. When applicable, Consolidated Mortgage may also take additional collateral on other real estate property owned by the Borrower.
  • Guaranty/Guarantor - Consolidated Mortgage requires a personal or corporate guarantee on nearly every loan.
  • Character of the Borrower - Preferred Borrowers are well-established in the community, have a good track record, successful operations and adequate net worth.
  • Source of Repayment - Borrowers must demonstrate a clear exit strategy for the repayment of any loan.
Another important investment consideration is the loan-to-value ratio. Generally, Consolidated Mortgage will loan approximately 60% of the "as-is" appraised value of the property for a vacant land loan, 65% for land development based on the finished appraised value and 75% for construction based on the completed value. These low loan-to-value ratios provide protective equity for Investors.
